Boom! - New confidence in the property market

Through 2019, we saw a steady rise of concern that Brexit (or not) might badly hit the property market. The political uncertainty fed investor concerns that the medium to long term prognosis for UK residential property had turned negative.

Demand and prices fell.

Being a provider of finance to UK property developers, the uncertainty amongst our investors one of if the market was going to crash, the impact would be felt by developers with stock to sell and hence prejudice the payment of interest or the repayment of capital on their investment.

These short term fears affected long-term common sense resulting in many investors sitting on the sidelines with their capital, not generating any return of this extended period.

The waiting is over!

We saw an immediate change in sentiment with the election of a Government with a generous majority that hopefully will be able to take care of business. The removal of the threat of a very left-wing Government that promised to increase taxes and rent controls, alongside a raft of potentially economically damaging strategies has given renewed hope to the property and financial markets.

House prices on the rise

From December 2019 through to late January 2020, house prices have risen by a healthy 2.3%. According to Rightmove, this is the most significant jump since their records began in 2002, happening at a traditionally quiet time of year.

1.3 million more buyers have entered the market, and 65,000 properties were listed for sale. The pent up demand from 2019 has now been unleashed, and the property market will continue its relentless march forward.

While we don’t offer ownership of property, this newfound confidence matters a lot to property developers who need funding. And it matters to you, as potential investors to property developers!
